Where do you build?
We build throughout the Treasure Valley and beyond, including Garden City, Boise, Meridian, Eagle, Nampa, and Caldwell. We also will build in disconnected communities such as Fruitland, Emmett, and other nearby areas. No matter the location, we bring the same level of expertise and commitment to quality, ensuring every project is executed to the highest standards. How long does a development take?
The timeline for a development varies heavily depending on where it's located and what's involved. It's common for a raw land development to take 3 years or more to entitle, develop, build, and exit. However, we buy developments in different phases, and there are also some that we can develop and build at the same time, shaving off many months of construction time.
Can you help with financing?
While we don’t provide direct financing, we have established relationships with trusted lenders and mortgage brokers who can help guide you through the financing process for your project. We’ll be happy to connect you with our recommended partners for advice on the best options for your needs.

The timeline for building a custom home varies depending on the complexity of the design and project. On average, a custom home takes between 6 to 12 months from the start of construction to completion. We’ll work closely with you to establish a detailed timeline and keep you informed throughout the process.

Our build costs vary based on the level of finishes, design complexity, and customization. We offer three distinct build packages to fit different needs and budgets:
· Builder Basic – Starts at $175 per square foot: A high-quality, cost-effective option with stylish, durable finishes.
· Premium Plus – Starts at $200 per square foot: A step up with upgraded materials, more design flexibility, and enhanced features.
· Platinum Plus – Starts at $300 per square foot and up: Our fully custom, luxury build option, designed to your exact vision with the highest-end finishes and craftsmanship.
We also specialize in Accessory Dwelling Unit (ADU) construction, offered on a cost-plus basis, allowing flexibility in materials and design while ensuring a streamlined, efficient build process.

Yes! While we specialize in designing the perfectly optimized home for your wants, needs, and the building lot, we can build off of any permitted set of plans. No permit yet? We can assist through the permitting process, but it's important to understand that the building plans you provide will likely need to be amended through the review process with the building department. Whether you had the plans custom designed, or downloaded them from the internet, make sure you have the ability to get the necessary changes made with the company you are working with.

Building an ADU involves evaluating your property’s zoning, designing the space to meet your needs, and following a streamlined construction process. We assist with site evaluations, design options, and handle all aspects of construction and permits to ensure your ADU project is a success.

We provide a builder’s warranty on all new construction. This typically covers major structural components, systems like plumbing and electrical, and other key elements of the home. Specific warranty details will be provided at the time of signing the contract and are designed to give you peace of mind after move-in.

While it might seem like handling parts of the build yourself could save money, we don’t allow this for several important reasons:
1. Insurance & Liability – Our team and subcontractors are fully licensed and insured. Allowing outside work introduces liability risks that could impact both your project and our ability to ensure a safe job site.
2. Warranty Protection – We stand behind our work with a builder’s warranty, but any outside work done by the homeowner would void coverage in those areas, leaving you unprotected if issues arise.
3. Time = Money – Construction follows a precise timeline and workflow. When outside work causes delays, it can disrupt scheduling, leading to extra holding and interest costs—which often outweigh any savings.
4. Efficiency & Quality – Our experienced team works efficiently with proven processes. DIY efforts often lead to mistakes, requiring costly fixes and slowing the build down.
